Before the Inspection

How do I prepare for the inspection?
There are several items that should be done before the inspection to help the inspector perform a more thorough and complete home inspection.

Please make sure that all utilities to the home are turned on and everything is in normal operation mode. I will not light pilot lights, turn on water mains, or main panel breakers. If these are not in regular operating mode, the inspection will be limited and less beneficial to you. Also, please make sure attic access, water heater and main electric service panel (breaker box) is not obstructed in any way. These are very important areas for me to inspect and I will need to have access to them.

The Report

What should I be looking for?

My reports have lots of images to help you recall what you’re looking at. I break down my reports into areas that are safety hazards and other recommended items to fix/ask for.

The summary will be the most helpful area of the report, right at the top.

Will there be recommendations on who to call?

With each defect I include which type of contractor you will need to search for to get quotes.

Can I call you if I have questions after the I get the report?

Absolutely. This is one of my favorite parts. Call, text or email.

Day of Inspection

Should I walk around the house with you?

You certainly can, however, the best time would be after I’ve finished my inspection. This allows me to focus and thoroughly evaluate your home. At the end, I’d love to walk you through everything I’ve inspected and explain anything I may have found. This usually takes 30-45 minutes.

Can my agent be there too?

Yes! Agents are encouraged to be there and be engaged so they can know what they’re writing up in your Repair Request Addendum.

Can you give me some preferred contractors to call?

I have a few contractors that I’ve worked with in the past that I can recommend. I still recommend you contact at least 3 in each area for quotes and do your own research.

A quality home inspection is a Savior!
